Subject : Formal Complaint Against RentDebt Automated Collections and XXXX XXXX Dear CFPB, I am writing to file a formal complaint regarding the conduct of XXXX XXXX and their management at XXXX XXXX XXXX XXXX XXXXXXXX, as well as the subsequent debt collection practices of RentDebt Automated Collections ( XXXX XXXX XXXX, XXXX, TN XXXX ).
Details of the Complaint : Property manager : XXXX XXXX ( XXXX XXXX ) Location : XXXX XXXX at XXXX XXXX Debt collector : RentDebt Automated Collections Nature of complaint : Improper handling of COVID rent assistance, unfair eviction, and unwarranted debt collection Description of the Problem : I rented an apartment at XXXX XXXX XXXX XXXXXXXX XXXX for XXXX years with no issues under the prior management. However, after the arrival of a new manager, XXXX XXXX, the situation deteriorated significantly. I faced multiple instances of my vehicles being towed, unreasonable fines, and eventually, actions that forced my familyincluding my handicapped wifeto vacate our home during the COVID-19 pandemic.
During this period, I was granted COVID-19 rent relief assistance after losing my business due to the pandemic lockdowns. XXXX XXXX initially complied with the required paperwork for the rent subsidy funds but did so reluctantly. While she signed twice to release funds, on the third occasion, she refused to cooperate, claiming I was abusing the system. This was despite the fact that I was legally entitled to this assistance and had provided all required documentation to demonstrate my eligibility.
Her refusal to sign the required documents resulted in me being unable to pay rent, ultimately leading to my forced eviction. I believe this refusal was either a personal vendetta against me and my wife, or it was influenced by corporate policies that prioritized profit over tenant welfare, as late fees had to be waived under the relief program.
Adding to this hardship, I am now being pursued by RentDebt Automated Collections for an alleged lease-breaking fee. This debt would not exist had XXXX XXXX properly cooperated with the COVID-19 rent assistance program as required.
Impact on Me : These actions rendered my family homeless during an already devastating time, causing immense financial, emotional, and physical hardship. I have since rebuilt my life, only to be unfairly targeted by RentDebt for a debt that could have been avoided if XXXX XXXX had fulfilled their obligations.
Steps Taken : I attempted to resolve this matter directly with XXXX XXXX during the COVID relief period, but XXXX XXXX refused to cooperate.
I have contacted RentDebt Automated Collections to dispute the debt, but my efforts have been unsuccessful.

RENTDEBT AUTOMATED COL FCRA states information reporting has to be 100 % verifiable and 100 % accurate otherwise the information must be removed under federal law. RENTDEBT has been reporting unverifiable and inaccurate information on my credit which has damaged my credit. I intend to litigate if they do no remove this file from my credit report. I request for them to provide the written contract and physical documentation to support the information they are reporting on my credit report via the CFPB portal. Do not send screenshots. Do not send screenshot statements. Send my actual signature on a contract. As this debt is Not mine.
Additionally, verifying this account through XXXX violates my rights for a 100 % diligent and reasonable INVESTIGATION under the FCRA. If you verified this account through XXXX I request immediate deletion from all 3 major credit reporting agencies.

In 2012 I moved out of an apartment. Before I moved I notified the apartment manager 60 days before my lease was up of my pending move. I was told to make sure I dropped the keys in the night box and to clean the apartment well before leaving. After leaving I received an bill for damages to the apartment that was not true. I have tried to settle this issue with the apartment but was told that the bill was being handle by a collection agency. I called this agency twice to work out something just to remove this negative remark from my credit. Instead what I got was a rude agent that tried to get me to admit that I owed for this bill. I explained that I didn't owe for this bill because it was false but i want to work to have it removed from my credit report and the agent refused to work with me. On the credit report It mention that I owe XXXX. But the agent said I owed more than the XXXX. So this negative remark lingers on my report.

On XX/XX/2021, I mailed a letter to XXXX informing the company that it is reporting inaccurate and unfair information. This was pertaining to a report made by a company called RentDebt, XXXX XXXX XXXX, XXXX XXXX, XXXX TN XXXX. RentDebt was hired by XXXX XXXX XXXX and they allege that I owe {$5200.00}. XXXX failed to investigate my letter but instead sent me a copy of my Experience credit file with a note claiming that the debt was verified as accurate. XXXX did not indicate what steps it took to verify accuracy or fairness nor did XXXX provide me with any documentation from either RentDebt or XXXX in support of its finding.
I do not owe XXXX XXXX XXXX. When I moved out, my apartment was in pristine move in condition. XXXX XXXX representatives and I agreed on a move out date and never discussed any fees. Additionally, because my apartment was left in move in condition, the company was able to quickly move in a new resident. XXXX can not be doubly paid for occupancy. Both XXXX XXXX and RentDebt are fraudulently attempting to collect a debt not owed. XXXX is facilitating this fraudulent debt collection by reporting false, inaccurate, and unfair information.

Section 623 ( a ) ( 8 ) I'm requesting the record of documentation you sent to the credit bureaus to be uploaded via the CFPB portal you sent to the credit reporting agencies. If it is fount you verified this debt with a 2 or 3 digit numeric code instead sending this documentation to the credit bureaus I will be seeking litigation for the damages.

The company had contacted me from an unknown number and never disclosed who they were on XX/XX/XXXX for a scam home loan option that was turned into a different agreement without my knowledge or authorization. I disputed the debt with the unknown debt collector for XXXX they have called several times from multiple numbers. I joined a class action lawsuit against the original creditor last year in XX/XX/XXXX I do not owe this debt and I expect the debt collector to remove it immediately I have never received a notice in the mail nor has the debt been verified by my request no was this even rental company I have also never done business in XXXX or signed any documents I do not owe any debt with this company and my consumer rights have been violated the original creditor has been founded of so many deceptive practices and administrative errors
